I just went through the new songs of an interesting new sub-pop band from California, called "Avi Buffalo". I think they're well worth while a listen, and would suggest to start off with what probably is going to be their first forthcoming single, "What's in it for":

Their first album should be out at the beginning of 2010. The songs heard transpire everything that youthfulness on easy street should be about...love, lightheartedness and true emotions.
These guys are probably finding themselves on a stage bigger than what they could have ever imagined to be on, already playing along "Beach House".
